According to the reporter's review, since the implementation of the "Residential Project Standards" in May this year, more than ten cities in China have issued supporting documents around "good houses", from design standards, technical guidelines to project guidelines, comprehensively promoting the implementation of "good houses". A housing reform centered on quality is being solidly promoted nationwide, gradually transforming "good houses" from a vision for people's livelihoods into a reality. The "Several Opinions on Further Promoting the Improvement of Residential Quality in Shanghai" released in September proposed the construction of a friendly city for all ages, adapting to the needs of changes in family size and structure, encouraging flexible and variable layout design for new residential buildings, increasing storage and storage space, multifunctional flexible space, and improving natural lighting and ventilation efficiency. From the implementation of policies and projects in various regions, the promotion of the construction of "good houses" has not only effectively improved residents' living experience and promoted the release of housing consumption demand, but also brought about changes in the supply side and urban governance methods. Chen Jianfei, the designer of the "Good House" project of a certain real estate company, said to reporters that currently, each real estate company has started to focus on policy guidance, and through customer research and market product investigation, has formulated good house standards that are suitable for their own product lines. Yan Yuejin, Vice President of Shanghai E-house Real Estate Research Institute, stated in an interview with reporters that from the perspective of homebuyers, "good houses" that are safe, comfortable, green, and smart can greatly enhance the living experience and meet people's pursuit of high-quality life; From the perspective of urban development, the construction of "good houses" is the foundation work of the "four good" (i.e. good houses, good communities, good urban areas), which essentially conforms to the tone set by the Central Urban Work Conference for urban development. Good houses help optimize urban spatial layout, enhance urban image and quality, and increase urban attractiveness and competitiveness; From the perspective of industrial development, the construction of "good houses" can also drive the development of related industries and create more employment opportunities. Yan Yuejin believes that based on the market performance this year, "good houses" do help stabilize expectations and support transaction volume. However, if the pricing is significantly different from the local residents' income level, it is also easy to become a "small circle product". Quality and affordability should be considered together in order to help the market stabilize. The top-level design leads to the adaptation of the entire life cycle. The "Proposal of the Central Committee of the Communist Party of China on Formulating the 15th Five Year Plan for National Economic and Social Development" proposes to "build safe, comfortable, green and intelligent 'good houses', implement housing quality improvement projects and property service quality improvement actions, and establish a safety management system for the entire life cycle of houses." During the "15th Five Year Plan" period, the construction of "good houses" will be an important direction for promoting high-quality development of the real estate industry. In Yan Yuejin's view, there are at least three aspects worth paying attention to in the construction of "good houses" in the future. One is to strengthen policy guidance, especially in combination with the practical experience of building "good houses" in 2025, and improve relevant regulations and standards; Secondly, we will increase investment in technological innovation, encourage enterprises to develop new building technologies and green and environmentally friendly materials, and improve the technological content and quality level of housing construction; The third is to promote the integrated development of industry and city. Given the current new situation in the real estate market, it is necessary to combine the construction of "good houses" with the development of industries in the city, and achieve a balance between work and housing. Li Yujia believes that efforts can be made simultaneously from two directions: "good houses+good policies" and "good houses+good services". To promote the concept of 'good houses+good policies', we need to increase policy support in areas such as planning, land supply, processes, business environment, delivery, and supporting facilities, comprehensively reduce costs, such as net land transfer, land acquisition and start construction, etc., and boost the enthusiasm of developers to create high-quality products.
