Digital transformation opens up a new track in real estate

As important industries in the national economy, the digital and intelligent transformation of the construction and real estate industries is not only related to the sustainable development of the industry itself, but also of great significance for building a modern economic system and achieving high-quality economic and social development. At present, the construction and real estate industries are in a critical period of digital and intelligent transformation, and it is urgent to increase efforts, gather consensus, and explore new development models that are compatible with new quality productivity. Building an intelligent construction system is one of the important aspects of the transformation and development of the construction industry. In recent years, China has launched pilot projects for intelligent construction in 24 cities including Beijing, Shenzhen, Suzhou, and Changsha. By expanding the application scenarios of pilot projects and exploring the cultivation of new industries in intelligent construction, this new construction method has been accelerated and applied, playing a demonstrative role in the transformation and upgrading of the construction industry and improving quality and efficiency. The key technology research and achievement transformation of intelligent construction are constantly accelerating. Beijing has organized scientific and technological research and development in the fields of BIM software, intelligent production lines, and intelligent construction equipment, achieving the landing of 11 innovative achievements in intelligent construction technology, including independent controllable software platforms, intelligent production lines for parts and components, and CNC sliding modes. In addition, Qingdao supports enterprises in transforming technological research and development achievements and implementing residential construction robot systems; Three sets of technological achievements, including the unmanned intelligent monitoring system for railway tracks in Hefei, have been recognized as the first major technical equipment at the provincial level; In the past five years, Wuhan has obtained 181 authorized patents related to intelligent construction. Technical standards related to intelligent construction have been gradually introduced. Chongqing and Sichuan jointly released the "Catalogue of Construction Robots and Intelligent Construction Equipment Selection for Housing and Urban Rural Construction in Sichuan Chongqing Region", clarifying the applicable scenarios and application points of more than 40 construction robots, and guiding construction enterprises in Sichuan Chongqing region to promote the application of construction robots and intelligent construction equipment. Beijing, Tianjin, and Hebei jointly formulated and released the "Technical Regulations for Intelligent Construction of Building Engineering", guiding the development of intelligent construction technology in the Beijing Tianjin Hebei region and providing support for improving the standardization and application level of intelligent construction in the region. Accelerate the construction of the intelligent construction industry system. In terms of industrial chain construction, Wuhan, Shenzhen, and Foshan have established industrial chain working mechanisms to accelerate the aggregation and integration of upstream and downstream enterprises. For example, Foshan continues to cultivate and develop a demonstration zone for the application of construction robots, forming an industrial cluster consisting of one "chain leader" leading enterprise, three construction robot application enterprises, and eight construction robot industry collaborative enterprises, which has attracted more than 20 upstream and downstream construction robot research and development, production support, training, and application enterprises. In 2024, the total sales revenue exceeded 50 million yuan. In terms of cultivating emerging industries, Chongqing has established a promotion mechanism for key enterprises and major scenario application projects, guiding 9 construction robot companies to develop 6 construction robots, including wall panel installation, amphibious detection, and point cloud scanning. At the same time, relying on pilot projects to increase promotion and application efforts, the annual sales of related products exceeded 10 million yuan. The relevant person in charge of the Ministry of Housing and Urban Rural Development stated that it will further strengthen guidance and support for construction enterprises, enhance their position as innovation entities, further optimize and strengthen, refine and specialize, cultivate and form a group of intelligent construction backbone enterprises, and play a leading role in the high-quality development of the construction industry. The construction of digital homes is accelerating, and various regions are vigorously promoting the construction of "good houses". One important feature of "good houses" is to make residents' lives smarter. The national standard "Residential Project Specification" implemented from May 1st this year has clear requirements for residential intelligence, including the installation of communication systems in residential buildings, and the coverage of public mobile communication signals in public spaces and elevator cars of residential buildings. The person in charge of the Standard Quota Department of the Ministry of Housing and Urban Rural Development introduced that digital homes, as a key carrier for the deep integration of new generation information technology and architecture, are an important measure to expand domestic demand and develop the digital economy, and have a positive role in promoting the construction of safe, comfortable, green, and smart "good houses". China is carrying out pilot projects for digital homes, with 18 pilot areas focusing on the diverse needs of family space and making positive progress. Infrastructure and platform construction are prerequisites for the construction of digital homes. Yucheng District, Ya'an City, Sichuan Province, has clearly defined the hardware construction requirements for digital residential areas during the land transfer of residential properties, and built a digital home front-end channel to enhance the power and information network connection capabilities that meet the needs of digital home systems through the integration of four networks. Zhangjiagang City in Jiangsu Province has built an overall architecture of "Family Comprehensive Information Box+Digital Home Security Platform+Digital Home Basic Platform", providing government services, social services, and home product intelligent services through the "Today Zhangjiagang" mobile client or indoor switch. Ningguo City, Anhui Province, meets the demand of residents for online access to smart community services through multi-level platform linkage. At present, 76000 households have connected to the platform, solving about 41000 various problems, with a 100% acceptance rate and a 99.9% completion rate. Expanding application scenarios is a key focus of digital home construction. Wuxing District, Huzhou City, Zhejiang Province, has installed a "one click help" button for more than 200 elderly people living alone, relying on the "virtual nursing home" of the smart elderly care center to provide household, medical, catering and other services for the elderly in the jurisdiction. Jinfeng District, Yinchuan City, Ningxia Hui Autonomous Region, has installed IoT sensors with gas leakage and fire alarm functions in households within its jurisdiction, along with natural gas solenoid valves and intelligent switches, to ensure the safety of residents' lives and property. Accumulatively received over 23000 alarm notifications, platform automatic voice notifications over 25000 times, automatic SMS notifications over 25000 times, and manual SMS notifications over 1000 times. Innovative applications are the key to building digital homes. Gulou District, Fuzhou City, Fujian Province has widely installed IoT sensing devices in its jurisdiction to achieve intelligent monitoring and data analysis of household water, electricity, and gas usage, driving smart governance with big data. Longgang District, Shenzhen City, Guangdong Province, is intensifying efforts to cultivate the whole house intelligent industry and attract industrial chain enterprises, promoting the gathering and development of upstream and downstream enterprises. Panyu District, Guangzhou City is promoting the development of the digital home industry through the "old for new" promotion of home decoration, kitchen and bathroom trade in activities. During the event, more than 50 digital home related enterprises participated in the event, with sales of smart home products reaching over 50 million yuan, accounting for 9.7%; The subsidy amount is over 8 million yuan, accounting for 10.76%. The continuous development of new models is urgent for the real estate industry to undergo digital transformation. Wu Jing, Dean of the School of Civil Engineering and Water Resources at Tsinghua University, believes that the real estate industry is shifting from a traditional development model driven by factors such as land and capital to a new development model centered on digital technology and new quality productivity. What changes can digital transformation bring to real estate enterprises? Longfor Group has applied "Longzhi Design" in the construction process, using "5M virtual construction" to make the Longfor Dong'an Tianjie project from design to certification take only 90 days, which is 170 days ahead of the industry average. The design change rate is as low as 0.5%, far lower than other similar projects; Using "AI Insight" in the operation process to achieve 24-hour automatic inspection, saving 3.6 hours of manual inspection per day for a single project, and significantly improving the efficiency of garbage collection and response; Building an "instant responsive service ecosystem" in the service process has increased work order processing efficiency by 62.5%, transforming property services from passive to proactive. In Wu Jing's opinion, the digital transformation of the real estate industry still requires efforts. Research shows that although over half of enterprises have formulated digital transformation strategies and 40% have established dedicated digital departments, there is still a gap between the transformation results and expectations. Only a few enterprises can achieve quantifiable operational efficiency improvement, and most enterprises lack a digital benefit evaluation system. Wu Jing believes that digital transformation is not simply a combination of technologies. It requires enterprises to reconstruct their core competitiveness that adapts to the digital age from the underlying dimensions of organizational culture, business collaboration, and data capabilities. Only when enterprises no longer view transformation as the work of the IT department, but as a strategic project involving all employees, can they truly complete the transformation from traditional developers to digital real estate operators. Digital technologies represented by artificial intelligence, the Internet of Things, and big data are reshaping the real estate industry ecosystem. The deep integration of digital technology and the real economy not only improves industry operational efficiency, but also creates new growth points. ”Professor Nie Jianguo from the Department of Civil Engineering at Tsinghua University believes that with the further maturity of technologies such as AI big models, spatial computing, and blockchain, architecture will truly become a "perceptible, interactive, and evolving" intelligent life form. The assetization of data elements will open up new value growth paths for the industry and promote the transformation of enterprises from "space providers" to "data service providers". (New Society)
