Before filing a complaint, be sure to prepare relevant evidence such as lease contracts, chat records, payment vouchers, etc. Secondly, in the future, when renting a house, it is necessary to register it, because in case of disputes, it can be of great use! The Regulation clearly stipulates that lessors need to handle the registration of housing leasing, and if intermediary agencies fail to complete the registration as required, they will face fines. In the past, when renting a house, both parties negotiated independently and signed a fixed template contract directly. If there is no record, it is easy to argue disputes once they arise. So, contract filing is to better protect the legitimate rights and interests of both leasing parties, and to make leasing transactions and contracts traceable. Some tenants may say, 'What if my landlord doesn't want to go for registration?'? Don't worry, the "Regulations" specifically grant lessees certain autonomy and clearly stipulate that if the lessor has not completed the contract filing, the lessee can handle the filing. Moreover, filing also has an advantage. With a registered contract, tenants can more conveniently apply for a residence permit and withdraw their housing provident fund. In addition, in the long run, filing can also help promote transparency in rent and help to rectify the long-standing phenomenon of "second landlords" in the market.
