This year's Government Work Report proposes for the first time to promote the construction of safe, comfortable, green, and smart "good houses". On May 1st, the national standard "Residential Project Specification" (hereinafter referred to as the "Specification") was officially implemented, setting the bottom line requirements for the construction of "good houses". The 'Regulations' have been implemented for over a month now. Recently, after visiting multiple real estate projects in Beijing, reporters found that a large number of real estate companies are competing to enter the "good house" market, and new housing projects with "fourth generation residential" and "good house" as selling points are also beginning to enter the market. At present, the construction of "good houses" has entered the practical stage, and the real estate industry has embarked on the path of high-quality development from "quantity" to "quality". The "Good House" project is gradually landing, stepping into the real-life garden of the Qingyue Mansion project (hereinafter referred to as "Qingyue Mansion") in Changping District, Beijing. The lush greenery comes into view, complementing the rows of four story buildings under construction not far away. By bypassing the garden water system, one can directly enter the real-life model room in the capped building. The reporter found that as of now, a series of policies have been introduced from the central to local levels around the construction of "good houses", indicating the direction for the construction of "good houses". In addition to the already implemented 'Regulations', Minister of Housing and Urban Rural Development Ni Hong previously revealed that the construction guidelines for' good houses' are also being organized and compiled. The "Guidelines for Good Housing Design in Sichuan Province" released by Sichuan Province clearly states that buildings should be equipped with solar energy systems, and areas with abundant solar energy resources such as Aba Prefecture, Ganzi Prefecture, Liangshan Prefecture, and Panzhihua City should adopt solar thermal and photovoltaic technologies to fully utilize solar energy resources. Against the backdrop of industry transformation, several listed real estate companies have closely followed policy guidance and made building "good houses" their product strategy. Several real estate companies, including China Overseas Land Development Group Co., Ltd., Greentown Real Estate Group Co., Ltd., and China Merchants Shekou Industrial Zone Holdings Co., Ltd., have listed the construction of "good houses" as a key task for 2025 in their 2024 annual performance report. In the view of Li Yujia, Chief Researcher of Guangdong Housing Policy Research Center, a "good house" system has been initially formed, with the national setting bottom line standards, local upgrading standards, and developers raising construction standards. Zhang Bo believes that currently, the impact of promoting the construction of "good houses" has penetrated into many aspects such as market supply and demand, industry competition, and technological innovation. This will further promote the real estate development industry to shift from "high leverage, high debt, and high turnover" to a new development model of "demand-oriented, technology driven, and service value-added". Overall, the transformation of the real estate industry into a "good house" is a result of adapting to market demand and upgrading, driven by multiple factors such as policy guidance and technological breakthroughs. It marks the beginning of the industry's transition from extensive growth to high-quality development. Using high-quality supply to stimulate domestic demand, "good houses" are not only residential carriers, but also carry the people's aspirations for a better life. The implementation of the "good house" standard will undoubtedly promote the real estate market to further expand from scale to quality development. Currently, the quality of living has become the main factor affecting demand, and comfort and safety have become the focus of attention for homebuyers. ”Li Yujia stated that the supply under the old model cannot meet the high-quality living needs of residents, and residential products need to be upgraded. According to Sheng Fujie, an analyst at 58 Anjuke Research Institute, when analyzing the performance of the "good house" market in Beijing as an example, newly entered "good houses" can to some extent increase the popularity of their respective sectors, alleviate the wait-and-see sentiment of buyers in the short term, increase the popularity of the new house market, drive the demand for second-hand housing replacement within the sector, and increase the willingness of landlords to list their properties. According to data from the China Index Research Institute, in May, the average price of newly-built residential properties in 100 sample cities across the country was 16815 yuan/square meter. Driven by the entry of high-quality improvement projects into the market in some cities, the month on month structural increase was 0.30%, and the year-on-year increase was 2.56%. The price of new houses in Shanghai has increased by 1.47% month on month, ranking first among all cities in terms of growth rate. It can be seen that the current improvement projects mainly focused on "good houses" have provided important impetus for the real estate market to stop falling and stabilize.
